New Housing Inventory Down Versus First Quarter Last Year

Robbinsville Township went along with the trend in Mercer County with less homes listed for sale compared to the same quarter a year ago. Almost all the other muncipalities in the county continued the trend of fewer listings than the previous yearly quarter. The number of new listings for the quarter was 93 residences compared to 100 in 2011. The comparison of quarters for the county showed 1,572 homes newly on the market this year in contrast to 1,726 houses in 2011.

NJHMFA - Live Where You Work
New Jersey Housing and Mortgage Finance Agency has expanded its Live Where You Work Program to include Robbinsville Township. The LWYW program is a home mortgage incentive program that provides low-interest mortgage loans to homebuyers purchasing homes in towns where they are employed. The goal of LWYW is to build stronger communities by promoting homeownership and encouraging people to live closer to their jobs. This, in turn, will reduce the need for cars and increase the use of alternative transportation such as walking, biking and public transit.

Properties must be located in a participating Live Where You Work municipality. Eligible properties include one-family units, including condominiums, (new and existing), and existing 2- to 4-family unit properties that are more than 5 years old.

The New York Times has an application called Mapping the 2010 U.S. Census that will allow you to browse population growth and decline, changes in racial and ethnic concentrations and patterns of housing development based on changes in the United States census. It will also allow you to view the percentage of homes that are vacant and those that have only one occupant. All in all a very neat little tool developed by Matthew Bloch, Shan Carter and Alan McLean using the data from the US Census Bureau and application help from socialexplorer.com . Just type in the 08691 zip code in the box on the upper right side and you are off exploring.

There is currently a 14 month inventory of homes for sale in Robbinsville township. There are 157 homes available but at a rate of only eleven selling per month, it will take that long for the current listings to sell. The current average list price is $521,472 with the average sale price in the last year at $348,5789. It has been taking on average 106 days for the homes that have sold to find a buyer. These statistics make it a strong buyers market in Robbinsville.

How Is The Real Estate Market In Robbinsville?

Well, we are halfway through this year. How are things stacking up against last year?

In Robbinsville township, we have had 139 sales in the past 12 months compared to 188 in the preceding twelve months. The average sale price has dropped from $364,309 to $335,544 and it is taking 106 days for the average sale to get a contract compared to 77 days in the previous 12 month span.
